Our Clients The HMO Professional are specialist investors in creating Houses in Multiple Occupancy.  They intention is to create living spaces that can be enjoyed by like minded people and creating a community experience.

We were tasked with extending and converting a newly acquired four-bedroom mid-terrace house into a six-person HMO.  The first floor was remodelled to create four bedrooms each with ensuite, whilst the ground flor was extended to the rear to create two further bedrooms and a large open plan lounge kitchen diner, with large panel sliding glazed doors onto the enclosed rear garden.

The single storey extension on the rear elevations fell within permitted development for a dwelling (C3) and was confirmed with a Certificate of Lawfulness, following receipt of which, a Change of Use application was submitted and approved to allow the change from a C3 (dwelling) to C4 (HMO).

Following receipt of planning approvals, Masefields were commissioned to complete the technical design and obtain building regulations.  The project was on site in the summer of 2023 and the first tenants had moved in by August 2023.
